Parkwood VI Homeowners Association Meeting
August 8, 2024

Meeting called to order: 6:31pm
Call/Roll of the Board: Mr. Permission did a roll call of the board. The above names listed were in attendance.
Special Guest: Luis Montana-Garcia – Senior Code Compliance Officer for the City of Coconut Creek
- A Quality Neighborhood Starts with You
- Code compliance cannot force you to make changes or guidelines, but they can impose fines.
- They monitor and drive through neighborhoods and communities to find compliance issues.
- As of July 2022, if a complaint is filed they will take your name and address for the case.

- Address concerns such as: molded, slippery sidewalks, trash cans/bulk out more than 24 hours prior
- To scheduled pick up date, dirty roofs, dead lawns, parking across sidewalks/front lawns (you can park in the swale (grass needs to be in good condition), commercial vehicles with business names on them must be covered with a magnet (size of vehicle must match requirements, etc.
- You must contact the City when considering removing a tree.
- Installation of artificial turf can be done in the back yard. Call city first for the setback guideline (space between your property line and your neighbors).
- When given a violation you are given reasonable time to comply (typically 30 days).
- Some violations may have longer time to comply.
- Property owners with history of violations- fines may increase with violation.
- In regard to backyard issues, code compliance officers can only violate on what can be seen from the road. Neighbors can allow access through their yard for the code compliance officer to witness the concern/violation.
- Questions from homeowners- Trees from LCMS hanging over their property and pools. You can trim/cut whatever is hanging over your property line and contact the

Checking- $53,420.10 Fixed CD- $35,309.53 Projects Account- $21,960.00 Savings: $5,633.44

Unfinished Business:
Middle School students fighting in Parkwood VI: the SRO- School Resource Officer was contacted regarding the concern.
Middle School students throwing porch items down: SRO was contacted.
Canal Trash- the City of Coconut Creek Police Department have been contacted.
No police presence at LCMS- School Services Unit Supervisor was contacted.
New business:
Preserve Trimming: HOA board will contact tree specialists for preserve trimming 10 feet back. We will also look at nuisance and unsafe trees. The homeowner is responsible to maintain the trimming. When we schedule the preserve trimming the HOA Board will notify homeowners, so if they want to inquire about special pricing for trimming trees on their property it can be done.
Canal Owners – homeowners who live on the canal, friendly reminder to maintain the property on the canal. Keep lawns trimmed, trees cut back, etc. Need emergency personnel to be able to get by if needed. Also, property should be maintained.
Property Maintenance- please maintain your property. Cut lawns regularly, edge, weeded and trim bushes/trees and low hanging branches.
Asphalt Repair (House #6633)-
School starts on August 12th 2024- The annual 4th of July Bike Parade was announced. A discussion was had about fireworks in the neighborhood and to please be responsible.
Holiday Party Dates- January 11, 2025 will be our Annual Winter/Holiday party. We will plan for it at our next meeting in November.
Open Floor Discussion
Replacing mailboxes- HOA can give you the website to replace the mailbox. If you are replacing it for the first time, Board can reimburse you. If a pole is leaning back, you can fix it
Enlarging driveways- get approval from the board and apply for a permit with the county.
Parkwood VI website- a homeowner has volunteered to update and work on it. Cecilia Martin will get the information to him.
