Meeting
February 25, 2020 - Meeting Called to order at 6:40 pm
In attendance: Derrick Holmes, Marie Ritchie, Jay Permission, Cecilia Martin, James Hare,
Not in attendance: Heidi Dineen, Franco Filippone
Determination of Chairman of the meeting was stated and is: A motion was made by Marie Ritchie for Mr. Holmes to chair the meeting. A second motion was made by Mr. Hare. The motion passed. Derrick Holmes will chair the meeting
Call/Roll of the Board: Mr. Holmes did a roll call of the board. The above names listed were in attendance.
Calling of the role to certify proxies: Marie Ritchie (Lot 18) holds proxies for lots 4, 20, and 56. No other proxies were held.
Proof of notice and waiver of notice: Notice for today’s meeting was posted on our front entry board, on our website and letters were sent in the mail to all residents with a 30-day notice.
Reading & Disposal of any unapproved minutes: All previous minutes from the 2019 year were approved
Election and Inspectors of election: Pamela Corzo and Marcia Bonnito volunteered to inspect and count the ballots. The 7 current members of the board still want to represent the HOA. Pedro Leon was also nominated. The homeowners present voted for the 2020 Board members. The following people were voted in: Derrick Holmes, James Hare, Jay Permission, Cecilia Martin, Heidi Dineen, Marie Ritchie, and Pedro Leon A motion was made by Mr. Holmes to accept all volunteers to the Board. A second was made by Mrs. Ritchie. All 7 residents were accepted and voted in to represent the Board.
Determination & Number of Directors: Marie Ritchie, Derrick Holmes, Cecilia Martin, Jay Permission, Heidi Dineen, James Hare, and Pedro Leon will represent the board. Marie Ritchie motioned to keep the current board at 7 members. A second was made by Derrick Holmes. The motion passed. All residents were accepted. These 7 people will represent our community as the Parkwood VI Board.
Election of Directors: Positions will be determined at our next meeting
Unfinished Business:
Community Water Bill- For the past 3 months has been $80 per month. Our sprinklers are off.
Front Entry: we did some minor repairs on the front entry by cleaning it up and painting it. It looks nice at this time. We will continue to work with the City on the renovation project
Bylaws and Covenants- we are coming up on 30 years. Currently, they are way out of date. The items that were voted on at our previous meeting will be placed in the bylaws and we are also looking to bring them into the 21st century. James Hare would like to add an amendment for small recreational vehicles to be stored on the driveway, of course, specifying size, etc. Once the bylaws are updated the homeowners would vote on them and they could only pass with a ¾ vote. Our Bylaws must be recorded by 2021.
A motion was made by Derrick Holmes to approve the agreement to pay the retainer to move forward with the bylaws, a second was made by Mr. Hare.
New business:
Lot 1- the resident renting the home asked Virginia Merlino to please inform us that the landscaper doing his yard is blowing the mango leaves, etc… into the common area. He attempted to address it with the owner of the home, but she was not concerned. A letter will be sent to the homeowner to address the issue.
Lot 16- The house needs additional landscaping and needs to remove the hose from the front yard.
Pressure Cleaning the Sidewalks within the Community: Marie Ritchie will look back at the minutes of who we used previously. We will also get quotes to have it done before the end of March. Mrs. Ritchie proposed that we come to an agreement on a price to pay. A discussion was held and we can pay between $1500.00-2000.00 A motion was made by Marie Ritchie and a second was made by Mr. Thiago. The motion passed unanimously.
Lot 25: is going on auction any day. Violations are attached to the home and must be taken care of when it is purchased.
Open Floor Discussion
The principal at Lyon’s Creek has contacted us about a resident from our community feeding the cats, however, it is bringing the vultures as well. Please stop whoever you are. As a board, we can’t do anything. The principal can call the police.
The City pays for our garbage cans and recycling bins to be cleaned and sanitized. It is done on Wednesdays and an orange sticker is placed on your disposal item when it is cleaned. You can call if it hasn’t been done
MEETING WAS ADJOURNED AT: A motion was made to adjourn the meeting by Mrs. Ritchie. A second was made by Pamela Corzo. The motion passed. The meeting adjourned at 7:42 pm.
NEXT BOARD MEETING: tentative date for our next meeting is May 19, 2020, Time and place TBA.
